NESEA's virtual Pro Tour, featured a mid-rise project built to Passive House standards that includes 30 units of affordable housing and an early education center. Curtis + Ginsberg Architects, the hosting firm, were joined by additional members of the team to share design strategies, mechanical systems and energy use, sustainability issues, and the developer perspective behind this award-winning project. This event also included a short presentation about urban density and carbon footprint, which set the stage for our spring 2021 Pro Tour series, which included several affordable urban multi-family projects. 

The hosting firm was joined by additional members of the project team who shared the key strategies used in pursuit of the certification, including material selection, mechanical systems, and the design and construction approach. 

About the Event

Through a mix of presentation and small group breakout rooms, we’re using a format that preserves the interactive, behind-the-scenes vibe that has made NESEA’s Pro Tours so popular.

Unlike a traditional webinar, attendees will come with their mics and cameras on: as a participant in this event, you’ll be able to see and hear other attendees, ask content experts questions directly, and meet new people in the NESEA community.

About the Project

This Pro Tour showcased an innovative eight-story development with 30 units of affordable rental housing and an early learning center. This project, located in the Morrisania neighborhood of the Bronx, is LEED Platinum-certified and designed to meet Passive House standards. 

Designed to fit into the Morrisania neighborhood, which is transforming from manufacturing to mixed-use, the exterior façade consists of ground face block, metal panel, EIFS, and trellis photovoltaics panels. Addressing the challenge of the narrow, deep site, the building is divided into a front and back with a central court that provides natural daylight. The green roof and roof terrace each provide accessible open space to all residents.

Additional features include energy-efficient windows, lighting, and skylights and VRF heating and cooling systems. ICF construction provides a well-insulated envelope, eliminating energy loss. The Passive House system accommodates the building’s two uses, meeting the differing energy requirements for residential and educational spaces. 

The project was recognized with the following honors:

  • 2020 LEED Homes Award: Outstanding Affordable Project
  • 2020 NAHB Multifamily Pillars of the Industry Award: Best in Green Affordable Multifamily Community
  • 2019 ULI NY Award of excellence in Design (Finalist)
