Church Community Housing Corporation (CCHC) took the lessons learned designing and constructing two Net Zero market-rate homes and incorporated the most cost effective elements into the design and construction of it's Affordable single family land trust homes. This case study is one of the 6 ZER land trust homes CCHC has in construction at this moment. These houses range in price from $150,000 for a two bedroom to $190,000 for a four bedroom home. CCHC retains ownership of the land under the homes and provides the homebuyer with a 99 year renewable ground lease for $25 per month. We see energy efficiency in the same light as home durability. If a home is built with durable materials and systems, maintence costs will be reduced and the homebuyer can use those savings to pay off their mortgage faster, or save money for a deposit on a market -rate home; in essence they can build equity/wealth faster. An energy efficient home also reduces the cost of homeownership and creates opportunities for equity/wealth growth.
