This building is a transformative example of high-performance, sustainable, and inclusive school. Designed for a 96% minority 650 student population, grades 6–12, the all-electric, LEED Platinum-certified facility replaces outdated buildings with a fully programmed middle and high school campus focused on health, equity, and climate resilience. Our event will begin with an opening workshop where the team will discuss the history, goals, and design and construction strategies. Attendees will then break into small groups to tour the building while hearing more from the interdisciplinary team of experts who made the building possible. Now, the center is getting a brand-new building, courtesy of $21 million from the city that for years fought to evict it. | 10-02-26 Pro Tour | Join NESEA for a Pro Tour of the EcoFlats at Log City, a project that demonstrates that achieving Net Zero and Phius Passive House performance in market-rate multifamily projects while maintaining a strong return on investment is not only possible, but replicable. Developer David Bruns of Bruns Realty Group, along with Black Mountain Architecture, Ballston Mourningkill Associates, and other collaborators, have proven this to be true. Over the past decade, this team has successfully applied a collaborative, experience-driven approach to projects like Net Zero Village, Solara Phase I & II, and Solara Phase III, demonstrating that high-performance goals and strong economic returns are not mutually exclusive. The team’s approach is replicable and this report shares the strategies behind their success, highlighting key findings from NYSERDA Early Design Support research and lessons learned over a decade-long collaborative relationship on multiple projects. The client was interested in creating a low impact high performance home that will produce all the energy required for their farm. This tour will dig into the logistics of collaborating with a panel fabricator, detailing the assembly to maximize installation efficiency and identifying assemblies and materials utilized on this project to comply the clients budget. This project will be unfinished at the time of the tour, allowing for a comprehensive look at the work going into this building. | 11-06-26 Pro Tour | Join NESEA for a Pro Tour where we will learn about Montpelier Vermont's decision to electrify their city garage, which could be a replicable solution for other towns in the Northeast. Electrified high efficiency buildings have many challenges. Life cycle costing during schematic design indicated that the best design had virtually the same 30-year life cycle cost as the lowest efficiency high carbon building. This analysis enabled the Town to select the better option. This is a highly replicable project, as it uses current technologies and construction methods to achieve a very low energy, low operating cost outcome. There are many of these garages being built throughout the region and this project is a good model for those. | 11-20-26 Pro Tour | Join NESEA for a Pro Tour of an occupied 19th century factory building undergoing a re-renovation and electrification using historic tax credits. There are numerous points of interest in this project, including updating to air-to-water electric heating and cooling with minimized refrigerant distribution. Previously, the central system provided heating only to the residents and the maintenance team had to chase leaks seasonally. The gas boilers resulted in high operational impact and cost and ederly residents endured summer heat without cooling in their apartments. The project converted this out-dated, problematic, leaky, fossil fuel boiler system to an electric heat pump system. To minimize refrigerant distribution through the building, the project employs an innovative air-to-water heat pump system with a modular refrigerant-to-water exchange (HEX unit) plant. The project configured equipment in a novel way to allow provision of both heating and cooling to all residents at a much lower impact than the previous system. Additionally, the project team utilized the seemingly impossible combination of Historic Tax Credits and exterior insulation to improve the building's envelope. | 12-04-26 Pro Tour | Join NESEA for a Pro Tour of an innovative single-family home featuring new wood-frame construction on concrete bond beam over 1892 stone foundation. This interesting project exclusively uses wood stove heating, with ventilation by ducted ERV. There is no mechanical cooling. An attached greenhouse is a classic passive solar heating element, upgraded with contemporary glazing technology. The ventilation concept delivers more fresh air to living spaces than a typical concept. This development has undergone a thorough and senstive renewal, updating the building for its residents while preserving its historic character. Originally built in 1937, the complex now features electrified heating and cooling systems and other energy-efficient upgrades, restored public art, and revitalized community and outdoor spaces. This Pro Tour will highlight the seamless integration of energy-conscious design into the historic fabric. We will share the design strategies used to achieve significant performance improvements and meet Enterprise Green Communities Criteria for affordable housing while preserving architectural integrity.
