Join NESEA for this rescheduled Pro Tour of a Phius-certified passive midrise bringing 53 units of affordable housing to the Fordham neighborhood of the Bronx. 

During this tour, led by our hosts from Curtis + Ginsberg Architects, our attendees will learn about the design strategies and innovative energy-efficiency and sustainability measures that made this project possible. We’ll hear from multiple members of the project team, each bringing their unique professional perspective, including the architects, developer, and contractor. Additionally, the tour will include a visit to the rooftop PV system, to discuss solar energy generation, the rooftop ERV to describe ventilation strategies, community and outdoor recreation spaces to discuss resident wellness, utility rooms to discuss energy efficient building systems.

A goal of this project was to ensure housing affordability while enlivening the neighborhood with ground-floor activation on three streets and benches, trees, and bicycle parking. In addition, a second-floor courtyard supports resident health and wellness with plantings, seating, and play equipment. The building’s design responds to an exacting approach to energy performance. Each façade responds to its solar orientation with a solar shading system to reduce solar gain during warmer months. The rhythmic design of this shading system was generated by shadow studies and provides a visual icon for the neighborhood. A rooftop photovoltaic system will generate 43,000 KBTU per year, further reducing outside energy consumption while announcing the building’s sustainability goals. The brick masonry cavity wall and EIFS finished masonry wall far exceeds the code-required insulation R-values. Close attention has been paid to minimizing thermal bridges at all junctions. Windows are triple-glazed Phius-certified. All apartments are heated with hydronic baseboard using a central building boiler, are mechanically ventilated with centralized energy recovery units, and cooled by individual window ACs with a novel interior door for a tight seal when not in use.

In addition to the tour with the project team, there will also be small group time with each speaker, and time for attendees to network with speakers, sponsors, and one another.

This project was supported by New York State Energy Research and Development Authority (NYSERDA) through the Multifamily New Construction Program.  Future support for the new construction or adaptive re-use of multifamily buildings may be sought through The Buildings of Excellence Competition.  This competition was initially launched in March 2019 and has awarded over $48 million to 56 exemplary clean and resilient multifamily projects through three rounds.
