New Ecology, Inc. is seeking candidates for the position of Project Manager in its Boston office. The Project Manager works with property owners and real estate development teams to improve the performance, occupant health and durability of multifamily buildings. The work requires basic technical architectural and mechanical competency, knowledge of green building practices and technologies, energy efficiency improvement strategies, and building science, and working experience managing LEED certification projects.

New Ecology is an innovative, nationally‐recognized non‐profit corporation. Our core work is providing energy efficiency and green building services that cost‐effectively improve the performance, health, and durability of buildings. Our clients are typically owners of multifamily housing (with an emphasis on affordable housing) and community‐based assets such as municipal, educational, and arts buildings. Duties and Responsibilities

The Project Manager’s duties will include, but are not limited to, managing green building projects from pre-design through construction to operations optimization. A significant portion of this work will include facilitating and documenting compliance with LEED certification and/or regulatory requirements. The Project Manager is responsible for client relations, internal and external team member coordination, schedules and budgets, oversight of technical resources, and delivery of final work products.  The Project Manager will be the primary client contact on individual projects and will be responsible for developing and delivering NEI’s work product.  The Project Manager will work under the supervision of a Senior Project Manager and will collaborate extensively with other technical staff.  Specific tasks may include:

  • leading design meetings to identify and target cost effective greening strategies and approaches;
  • attending project meetings and leading discussions on relevant sustainability issues;
  • developing green building strategies for new construction/renovation projects;
  • reviewing technical documents like building plans, specifications, and submittals to ensure that green design intent and certification requirements are incorporated and that green and energy efficiency features are buildable;
  • educating team members on and facilitating, documenting, and tracking compliance with green building rating systems, such as LEED and Energy Star;
  • conducting construction inspections to ensure that projects are built as designed, that LEED and Energy Star requirements are met, and that problems and issues are identified and resolved to the owner’s satisfaction;
  • conducting post-occupancy evaluations of projects to ensure they are performing as intended;
  • Managing existing building audit projects, including ASHRAE Level I and II and resiliency assessments;
  • securing grants and rebates for clients, including writing proposals, working with utility representatives, and filing rebate forms;
  • representing clients before government agencies in permitting and compliance discussions;
  • writing reports and case studies; and
  • representing New Ecology at conferences.

New Ecology typically seeks to hire multidisciplinary, lifelong learners who naturally seek deeper and deeper understanding of how buildings operate, how finances, markets and regulations affect building ownership, and how this understanding can be used to convince owners and operators to adapt greener practices.  The ideal candidate thrives on finding solutions to difficult problems and breaking new ground in a developing business sector, has the organizational skills necessary to manage multiple projects and the people skills necessary to clearly communicate complex ideas and meet client expectations.  Candidates must have a technical knowledge of building systems and operations; experience in construction project management, coordination and implementation; and a demonstrated desire to work on energy efficiency and sustainability issues at the project and building level.  We are specifically interested in applicants with strong experience in this type of work who are on a path towards the Senior Project Management position, which includes management/mentorship of junior level staff and increased focus on business development and organizational representation.

The applicant’s experience and qualifications should include:

  • knowledge of green building and energy efficiency strategies and technologies;
  • significant, demonstrated experience in building science;
  • A LEED accreditation in at least one (preferable more) USGBC rating system, and working experience successfully facilitating and managing a certification project from start to completion;
  • knowledge of other relevant green building rating systems, such as Energy Star Homes, Enterprise Green Communities, Passive House, Living Building Challenge, etc.;
  • knowledge of multifamily buildings/building systems;
  • knowledge of HVAC systems and building codes;
  • technical competence in reading and interpreting specifications and plans;
  • experience in construction management and field inspections;
  • experience managing multiple projects;
  • experience interpreting data, financial calculations, and energy models;
  • ability to communicate clearly both orally (presentations) and in writing; and
  • working knowledge of rebates and incentive programs available to building owners.
