JOB SUMMARY:
The Project Manager (PM) provides comprehensive support to the company’s project management and field staff teams on designated commercial construction projects. They are Chapman’s point person during interactions with subcontractors, design teams, vendors, and clients. A Project Manager develops project budgets and proposals, coordinates subcontractor activities, develops and tracks performance against project schedules, manages project financials, and collects all closeout information.

ESSENTIAL FUNCTIONS:
• Generate and track project activities, progress, and changes across multiple platforms
• Perform project document control: manage/organize/distribute electronic documents for field & office staff. Includes drawings, addenda, bulletins, sketches, RFIs, submittals, safety meetings, etc.
• Track and organize all subcontractor documents, including but not limited to: subcontractor bids, RFIs, purchase orders, submittals, change orders, etc.
• Run project job meetings as Chapman representative; generate minutes and distribute
• Point person for managing client expectations on projects
• Point person for coordination with design teams
• Apply for building permits
• Perform project estimating
• Generate project budgets and proposal letters; participate in proposal submission
• Review and qualify subcontractor proposals to ensure proper scope
• Generate construction schedules
• Negotiate final scope and pricing with subcontractors
• Write subcontractor contracts; review and compile subcontractor change order pricing and documentation
• Work with workforce scheduling to ensure proper staffing
• Conduct subcontractor site reviews/meetings
• Create and properly vet RFIs to be sent to owner/design team
• Generate project pay applications; follow up with clients on status of payments
• Manage the financials of a project and create monthly cost forecasts for review with senior staff
• Review and vet client contracts for final execution by contracts department
• Coordinate and collect all affidavits, test reports and paperwork required for final inspections/project closeout; assemble as built packages
• Attend business development events as a company representative
• Attend project/client interviews as a company representative
• Provide staff feedback for career development
• Take part in onboarding and training of new employees
• Perform other functions as required 

MINIMUM REQUIREMENTS (EDUCATION/EXPERIENCE/CERTIFICATES/LICENSES):  
• Four-year degree from college or university; and four years related experience in the construction industry
• Demonstrated efforts towards continued development and growth in the industry, continuing education, coursework and seminars
• A valid driver’s license and reliable transportation
• Ability to thoroughly read and interpret construction plans and specifications
• Experience with on-screen take-off software
• Experience working with project management software
• Experience being the primary contact and running all aspects of a construction project
• Experience with contract negotiations with subcontractors and owners
• Experience with coordinating and maintaining consistent communication with multiple subcontractors
• Experience managing all financial aspects of a construction project
• Estimating experience
• Maintain necessary training certifications such as OSHA, CPR, etc.
• Complete a 30-hour OSHA training within one year of employment and ongoing as necessary

PREFERRED QUALIFICATIONS:
• Experience with CAD and/or BIM
• Massachusetts construction supervisor license
